What's All The Buzz About Tax Sale Overages?

There has been a lot of buzz lately about getting finder fees from tax sale overages.

I've been getting a few questions about this new way to make money from tax sale properties without going to the tax sale and without having to purchase anything.

But this in not a new strategy, it's been around for quite a while. In fact I've hosted a couple of webinars with Rick Dawson about this strategy in the last couple of years.

Rick's students have been receiving big checks each month for finding people that are owed excess proceeds from tax sales, and helping them get their money. He found this strategy to be even more profitable than his DeedGrabbing strategy of buying properties cheap from the owner before the tax sale because:

1) You don't have to own property
2) You don't need to have much money
3) You don't have to fix up and sell properties
4) You don't have to do any due diligence on properties

The only problem is that Rick's course has not been available for a while. But now that other real estate investing trainings are selling their own courses about how to profit from this same strategy, Rick has agreed to make his course available again. How Much Should You Pay?

One of the Issues that I hear repeated time after time when it comes to tax lien and tax deed investing is

"How do I determine how much money I should pay for a tax lien or tax deed?"

The thing is this; how much money you can pay for a tax lien or a tax deed and still make a good profit on your investment depends on the value of the property. So in order to show you how to evaluate tax sale properties I'm bringing the expert on real estate valuation. Learn How To Invest in the States with the Highest Return

Georgia and Texas are redeemable deed states. What makes them so attractive to tax lien investors are the high interest rates and shorter redemption periods. However in Texas and Georgia in order to redeem the deed the delinquent tax payer must pay the penalty on the total amount the investor paid for the deed. So the investor gets his or her original investment back plus 20% (in Georgia) or 25% (in Texas).

The drawback to investing in these states is that they do not have online tax sales. While you have to physically show up at the tax sale, or have an agent show up for you, you can do most of your due diligence online for the properties in the tax sale. You do have to have someone physically bid for you at the tax sale, but it doesn't have to be you that does the bidding.

Another way to participate in these tax sales without traveling to Texas or Georgia is to use a tax lien investing agent who specializes in investing in these states.
